BOOKING POLICY

Society on Rent believes that transparency along with building our customer-tale. Our policy claims to be a part of a business, which is built on a foundation of clarity and trust. Therefore, we let you know clearly about the booking policy.

Booking confirmation by Owner

  1. When you decide to post your property at Societyonrent , you open yourself to two modes- offline and online.
  2. If you choose the online mode and allow accepting online payment of the token money, the tenants can able to pay token amount for that property.
  3. The tenants then select your property and they submit the token money, which is a 30% of the rent set by the owner. It might happen that a single property is chosen by a number of tenants, at that time, it is the owner to choose one of them. The owner has a time of 48 hours to make the decision; else all the token money is rejected.
  4. Once the decision is made by the owner, the owner gets the token money after the deduction of 10% of the token money for the Societyonrent service charge. The other tenants, whose token money is declined by the owner, get their token money back without any deduction.
  5. When it comes to the submission of the KYC documents, after selecting the property, the tenants have a stipulated time of 4 days in order to confirm their booking, also if there is a delay in submitting the KYC documents after submitting the token money, the date fixed for the moving-in to the property will be extended. In short, a tenant cannot shift to the property without the submission of the KYC documents.
  6. In the Offline mode, the properties available the process of booking goes the same as mentioned above. Both the token money and KYC documents are to be submitted on the prior dates.

Notice Period & Minimum Stay

  1. For every tenant, it is mandatory to stay in the rented house of the Societyonrent for about a time period of 6 months.
  2. If the tenant still wishes to leave the property before the period of 6 months, the tenant has to submit a rent for one month, as a fee of not completing the “Lock-in-period”. With mentioned rent, we mean the rent equivalent to the last rent submitted to the owner.
  3. If the tenant fails to notify the vacating the property prior to 10 days of the time period, the tenant will be charged a fee on per day basis, depending on the number of days of a shortfall of the ten days period.
  4. If the tenant does not inform 10 days before and leaves without any information then the tenant will be charged to pay a rent for one month and 10 days.
  5. A discount will be provided to the tenant if he or she has not completed the duration of 6 months in a house but has stayed at multiple properties which are managed by the Societyonrent .

Minimum lock-in period

After the tenant has moved-in to the property, they have to make a minimum stay of 6 months in the house. The tenant is allowed to vacant the house before 6 months after he or she pays a charge in the form of one month rent as a lock-in breach.

Agreement Execution, Police Verification and Other Charges

  1. There are certain non-refundable charges to be paid by the customers to Societyonrent . Also, the following should be kept in mind before booking your choicest property for rent.
  2. Societyonrent holds no responsibility for the delay of the submission of documents on either of the tenant or owner side.
  3. The delay in verification of documents does not fall under the responsibility of the Societyonrent
  4. The tenant is required to follow the lock-in period policy and charges whenever he or she decides to vacate the property.

SECURITY DEPOSIT

Deposit Payment Terms

  1. Tenant needs to pay two months of rent as security deposit.
  2. Tenant is required to pay a part of the security deposit, referred as the token deposit, at the time of booking.
  3. The remainder of Security deposit post booking need to be paid 2 days (4 days if house is under owner confirmation policy) before the license start date.
  4. The security deposit paid is mentioned in the rental agreement
  5. Security / token deposit can be paid either by cash or online.
  6. In the case where a tenant chooses to make an internal transfer or upgrade his/her current booking type, the difference in the amount of security deposit will be expected to be paid by the tenant before him/her making the actual transfer. In case the new rent is lower, the difference in SDs is adjusted against the following month's rent.

LICENSE START DATE, RENT PAYMENT AND RENT INCLUSIONS POLICY

License Start Date

The rent will start from license start date, provided at the time of booking.

The license start date can only be within 10 days of the available date.

Payment Terms

Tenant needs to pay the rent in advance, on or before the 5th of every month

In case, the tenant is moving into a Society On Rent property in any month, the rent for that month (for the remaining no. of days in that month) has to be paid within 5 days of move in date e.g. for a move in on 15th, rent should be paid on or before 19th.

Late payment charges

From 6th to 10th of the month: INR 500

From 11th to 15th of the month: INR 200 per day for every day of delay.

Non-payment of rent post 15th of the month would result in breach of tenancy terms and the tenant would be required to vacate the scheduled premises immediately.

If the rent is not received by the due date as per the policies, Society On Rent is at liberty to report the delay or non-payment to credit agencies which can impact the tenants credit score.

Your rent covers

  1. Monthly rent
  2. Fixed Furnishing charges
  3. Apartment/society maintenance charges wherever applicable.

Your rent does not cover

  1. Monthly Water charges
  2. Monthly Electricity Charges
  3. Monthly Cooking Gas charges
  4. Monthly DTH and Internet charges
  5. Any recurring charges for the maid, cleaning, garbage collection etc.
  6. Any additional furnishing that's not part of the Society On Rent package
  7. Club House or Other Amenities, if charged by the Society, are not included in the Society On Rent package and it is at the sole discretion of the Society to allow/not allow tenants to use common society facilities.
  8. Anything not mentioned in the "Your Rent Covers" Section "FOOD IS NOT PROVIDED AND NOT INCLUDED IN THE MONTHLY RENT"

Additional Society On Rent Benefits

  1. Installed DTH / Satellite TV / Cable connection
  2. Installed Internet (based on availability and feasibility of ISP during home listing)
  3. Up to two free service visit per home (not per tenant), per calendar month (this does not include any material cost. Materials will be chargeable).

CANCELLATION & REFUND POLICY

Refund on cancellation

Cancellation before license start date

  1. If Tenant cancels before license start date, the token & security deposit will be entirely refunded.
  2. If the tenant doesn't pay the remainder of the security deposit 2 days prior to license start date, the booking will be auto cancelled. The tenant can choose to re-book or initiate refund within 3 days of cancellation. After 3 days the refund is initiated automatically if bank details are provided to us and the token amount will be refunded completely.

Cancellation after License Start Date

  1. If booking is cancelled within 3 days of move in, refund would be processed after deducting the rent for the number of days from license start date + move-out charges (INR 999).
  2. If booking is cancelled after 3 days of move in, then lock in breach charges, notice period shortfall charges, renovation charges etc as per the policies will be applicable.

Additional Cancellation charges

  1. If cancellation is made 2 days after booking date, cancellation charges of 20% of the token amount paid would be applicable.
  2. These charges would be applicable even if cancellation happens because of non-payment of security deposit by due date.
  3. These charges won't be applicable if the cancellation is due to owner declining the booking.

Refund on move-out

  1. Cancellations are allowed only up to 3 days of move in and anything after that would be considered a move out.
  2. The security deposit shall be refunded, after deduction if any as per Society On Rent's policies, within 7 bank working days from the day of move-out.
  3. If the tenant decides to move out before completion of lock-in period (6 months of stay) with Society On Rent, one month's rent for lock-in breach will be charged, assuming 10-days' notice is given.
  4. Tenant has to serve 10 days of notice period without exception, any shortfall in notice period will be charged pro rata based on the shortfall in the number of days from the 10-day notice period.
  5. If a tenant moves out within 6 months without giving 10 days of notice, then rent for 1 month and 10 days will be deducted.
  6. Any unpaid rent, utility payments will be deducted from the security deposit.
  7. A charge of INR 999 will be deducted towards cleaning of the room, linen change etc. on opting to move out. This is a fixed charge which every tenant bear upon his/her exit.
  8. Tenant has to pay for damages, on actuals, in case there's some damage to the property or it's belongings.

Refund Mode

All refund shall be processed via cheque or online transfer.

Refund Timeline

  1. If the booking is made through cash, it shall take up to 7 bank working days to process the refund after obtaining the bank account details from the tenant.
  2. If the booking is made online, it shall take up to 7 bank working days to process the refund. Actual receipt of the money is subject to payment gateway refund processing time line.

MOVE - IN / MOVE - OUT POLICY

  1. Move-in date can be rescheduled to any day as long as it is after license start date.
  2. If the tenant decides to move-in before license start date then the license start date will be preponed to the move-in date. The rent shall be calculated according to the License start date clause.
  3. If the move-in date is postponed the rent will start as per the Security Deposit and license start date clause. However, the utility charges and other charges will be charged from actual move in date.
  4. Token and Security deposit need to be paid 2 days before license start date.
  5. Cash payments will be accepted for the security deposit or advance rent up to 48 hours before the time of move-in.
  6. To move-in on a particular date, it is mandatory to schedule a move-in 2 days before the move-in date.
  7. Documents for e.g.: - address proof, identity proof, proof of employment, photograph etc. and profile need to be uploaded 2 days before the move in date. If document and profile is not uploaded on time then tenant will not be able to schedule move-in.
  8. Bed will be automatically released and will be available for booking to others if any of the previous two conditions on Token/Security Deposit payment and Document upload is not complete.
  9. Tenant needs to schedule his move-in prior to actual moving into the house.
  10. The agreement shall be delivered to the tenant after 3 days of move-in (after the trial period) and before 7 working days of moving in. In few cities where e-agreements are not allowed like Pune, Mumbai etc., the agreement creation can take up-to 45 working days. The agreement shall be delivered via registered courier or in-person delivery.
  11. Move out needs to be initiated by the tenant. Please log-in to www.societyonrent.com with your registered E-mail id. Go to My Account and Select Move Out. Other means like mails to Care, telephonic conversation with any employee, etc. will not be considered.
  12. Tenant need to ensure his presence on the scheduled move out date else the damages, if any, listed by the inspection team would be considered final.

Move-out date changes

License End Date :

  1. On opting to move out, the tenant shall be asked to choose a License end date.
  2. The tenant can choose license end date upto 45 days in advance.
  3. The settlement charges etc. will be calculated based on the license end date.
  4. The tenant can move out any time before license end date.

Move Out Date:

  1. The Tenant will also be required to choose a Move Out date.
  2. The Move out date can be any day on or before the license end date.
  3. The tenant needs to choose the move out date so that Official handover of the keys, Move Out inspection etc. can be handled accordingly.

Rescheduling

  1. Move out Date can be postponed by the tenant, up-to a maximum of 7 days from the License end date. in this case, the license end date also gets shifted to the Move-Out date
  2. Once License end date is selected, the Move Out date can be preponed any number of times, But the license end date will remain the same.

Cancellation of move out request

  1. Move out request can be cancelled up-to one day before scheduled Move Out date subject to availability and if the bed/room/house is not available, then the tenant can request for an internal transfer.
  2. A charge of INR 200 will be applicable if the cancellation request is being made in cases where there is a continuing rent default at the time of providing the move out request.

INTER/INTRA-CITY MOVEMENT POLICY

  1. Any Internal transfer within 3 days of move in would be charged at Rs 999 as move out charges.
  2. After that, it will be charged at accordingly to the below mentioned criteria: If the move out from the present house is before the '6-month' lock-in period, then 50% of the current monthly rent Plus Move Out charges ( Rs. 999) shall be charged. If the move out from the present house is after the '6-month' lock-in period, then only Move Out charges (Rs. 999) are applicable.
  3. Once the Internal Transfer request is accepted charges will be applicable irrespective of whether the tenant wants to proceed with internal transfer or not.
  4. Changes within same houses like listed below can be done for a fee of INR 999. No additional charges are applicable except for the difference in Security Deposit, if present:
    Bed swapping within the same room.
    Room change within the same house.
    Room booking to a Bed booking.
    House booking to a Room booking.
  5. Agreement re-making charges may be applicable over and above these charges in selected cities depending on the local laws pertaining to the respective cities. (For e.g.:- Pune, Mumbai etc.)

Note: All movements are subject to availability.

GUEST HOSTING POLICY

Responsible Hosting

  1. No guests are allowed to stay overnight without prior recorded consent of roommates.
  2. Guests of opposite gender are strictly not allowed after 8 PM in the premise without prior recorded consent of roommates & society office (wherever applicable).
  3. The host tenant shall be held responsible for the conduct of his/her guests in the premise & its consequences thereafter. Any financial losses incurred shall be borne by the host tenant.
  4. It's advised that tenant seeks his/her flatmate's approval prior raising such requests so that it doesn't cause any inconvenience to them. In case the approval is not obtained, the tenant is expected not to host any guests.

POLICY FOR KEEPING PETS

  1. Pets are only allowed in the houses that show up on search once you select the "Pet Friendly" filter on the website.
  2. Society On Rent will not be liable for the upkeep of the pet or in the event any damage/ harm is caused to any co-tenant or co-tenant's pet. Also, the owner of the pet will be liable to pay the cost of any damage caused to the property due to their pet.

SAFETY AND SECURITY

  1. Society On Rent houses are located in various cities across India in reputed society and safe locations. In order to maintain a peaceful environment of the society, nuisance or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed in Society On Rent houses.
  2. Visitors of the opposite gender are not allowed after 8:00 PM, unless approved by roommates and society office (wherever applicable).
  3. Internal issues/ fights among the tenants are better resolved among roomies. Involvement of Society On Rent is not beneficial and hence undesirable.
  4. In the event tenant breaks any roles as stipulated herein or as contained in the leave and license agreement, Society On Rent on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant or charge a penalty amount of 5000 INR or more at its sole discretion.

THEFT & DAMAGE POLICY

Personal Belongings

  1. The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither the owner, Society On Rent nor it's vendors shall not be held liable/ responsible for the same.
  2. For general maintenance and/or showing the schedoled premises to any prospective tenants, Society On Rent shall keep an extra key of the schedoled premises. It is hereby advised to all the tenants to keep their valuables locked inside the cupboards and not to leave them unattended.

Home Furnishing

  1. In the case of theft/loss and damage of any furnishing or appliance or furniture in the house, all the tenants staying at the schedoled premises at that point of time shall be held responsible.
  2. A reasonable sum shall be deducted from security deposit of tenants towards compensation of the loss/ theft and damage or an amount as mentioned in cancellation & refund policy. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.
  3. For general maintenance & showing houses to other tenants, Society On Rent's employees or its affiliate agents may keep a copy of the keys of your house. We advise you to keep your valuables locked inside the cupboards & never leave them unattended in open places.
  4. We shall not be responsible for any theft or accidental damage to your valuables in case of an untoward incident.

GENERAL POLICIES

  1. Keys for the main door of the house and particular rooms are provided to all tenants.
  2. On losing the keys, the tenant can make a duplicate key by himself/herself or request Society On Rent to do the same. In case, the tenant requests Society On Rent, a charge of INR 250 will be levied in addition to the actual cost incurred for making a duplicate key.
  3. All issues reported within 7 days of move-in in dashboard (verbal communication to anyone would not be sufficient) would be charged as below:
    - First tenant move in to a House - all house/room/bed level to Society On Rent
    - First tenant to a Room but not first tenant to a House - all house level to existing tenants, room/bed level to Society On Rent
    - Subsequent tenants to a Room - all house/room level to existing tenant, bed level to Society On Rent
  4. All issues (non-structural) post 7 days to be borne by tenants
  5. Society On Rent is not responsible for the maintenance of any appliances that are fitted in the house, that the tenant has rented, although on demand Society On Rent may provide maintenance service and the same will be charged to the tenant.
